Istisna’a refers to the Islamic home financing structure used when a property is not built yet.
Instead of buying a ready home, the bank agrees to build or arrange construction of the property based on agreed details. The bank pays for the construction in stages, and once the property is completed, the customer starts paying the bank over time. (Forward Ijarah).
This is commonly used for off-plan properties. And the exact structure may vary depending on the bank and the financing arrangement.
